A Desert Valley With Damp Slabs

The single most counter-intuitive thing about garage hardware in the Grand Valley is that corrosion is a leading cause of failure here.

Why the ground is wet

This is irrigated agricultural country. The canal and lateral system that makes the orchards and vineyards possible raises ground moisture across large parts of the valley floor through the growing season. Properties near a lateral, and much of the older valley-floor grid, sit on ground that is genuinely damp for six months a year.

What that does to steel

Steel resting on or near damp concrete corrodes from the contact point upward. On a garage door that means the cable termination at the bottom bracket, the bottom of each vertical track, and the inside face of the bottom section - all of which are out of sight.

The salt problem on top of it

Soils derived from Mancos shale carry salts, and evaporating ground moisture leaves them on and in the concrete. Salt in contact with steel accelerates corrosion considerably beyond what plain damp would do.

Why it matters more than it sounds

A corroded cable does not fray progressively and warn you. It parts. The door drops on one side and the springs and the remaining cable take a shock load they were never designed for. That is the most common route from routine wear to genuine emergency on the valley floor.

What actually helps

An annual look at both bottom fittings for pitting rather than fraying. Galvanised or better-coated hardware whenever anything is replaced. A bottom seal that genuinely seals, so standing water is not held against the section. And keeping stored items off the floor along the bottom of the tracks so the area can dry.
